Garage converted into a ground-floor bedroom with fitted wardrobes and en-suite

A bedroom built around you

Add a proper bedroom without the cost and upheaval of moving. A converted garage gives you a comfortable, private room on the ground floor, ideal for a growing family, older relatives, guests or a teenager who needs their own space.

We insulate, heat and finish it to a high standard, with quality flooring, lighting and power throughout, so it feels like part of the house from day one.

Options include built-in storage and an en-suite, subject to drainage and Building Regs approval.

FAQs

Common Questions

The things people most often ask about a bedroom conversion.

  • Can I add an en-suite?

Usually, yes. It depends on getting drainage to that part of the house, which Harry checks at the survey. Plumbing is handled in-house, so there's no separate trade to manage.

  • Will it meet the fire-safety rules for a bedroom?

Yes. Bedrooms have specific Building Regulations requirements for fire safety and escape, which can affect the window and smoke detection. These are designed in from the start and checked by Building Control.

  • Is it suitable for an older relative?

A ground-floor room with no stairs often is. Harry can talk through level access, wider doorways and an en-suite at the survey.

  • Do I need planning permission?

Often not. Converting an integral or attached garage is usually permitted development, as long as the work is internal and the building isn't enlarged. You may need planning if your permitted development rights have been removed (common on newer estates), the house is listed, or it's in a conservation area. Harry checks this at the survey, before you commit to anything.

  • Does it need Building Regulations approval?

Yes. Turning a garage into a habitable room has to meet Building Regulations for insulation, ventilation, fire safety, damp-proofing and the new window. That's built into every job, through to Building Control sign-off and your completion certificate.

  • What happens to the garage door?

It comes out and is replaced with a new wall on proper foundations, usually with a window, finished to match the outside of your house as closely as possible.

  • How long does it take?

It depends on the size of the garage and what you're turning it into. You'll get a timeline with your itemised quote, and Harry keeps you updated throughout the build.
